TOWNLAND was commissioned by PT. Sri Pertiwi Sejati (SPS Group) to prepare a Preliminary Conceptual Land Use Plan and Conceptual Master Plan to create a new City Centre and integrated commercial destination within ± 400 ha area in CIkarang, West Java. The Project Site consists of 350 ha of land (north) and 50 ha of land (south), divided by the existing residential development of “Grand Cikarang City”.
The Preliminary Conceptual Land Use Plan for the 350 ha Site in the north primarily allocates landed residential with a supporting commercial core, envisioning the possibility of a future toll road that will pass along the northern part of the Site boundary. Through a mega-cluster system that consists of 2-4 clusters and public facilities, the Development offers various residential typologies, anticipated to accommodate a broader market segment.
The 50 ha Site is envisioned to become the new “Beating Heart of Cikarang’” where future residents of the Development, as well as its surrounding developments, can ‘live, work, learn and play’. The Conceptual Master Plan has been set out around a main Central Park Mall development, and provides adjacent development parcels for commercial functions such as hotels, small offices, premium car-brand showrooms as well as several F&B outlets.
The overall development of ‘Sundara Park City’ reflects a beautiful, green, healthy urban environment and will create a pedestrian and bicycle friendly environment, coupled with a high order Public Realm.
