Project Description

TOWNLAND was commissioned by the Brahmaputra Realtors Pvt Limited to design the Master Plan and Concept Architecture for a 20 ha mixed-use township on the outskirts of Guwahati, the capital city of Assam in Northeast India. For a small township, it contains a wide range of uses with a mix of villas, apartment blocks, an outdoor mall, a hotel, and a clubhouse. TOWNLAND worked on the Concept Architecture design for all typologies.

Inspired by the natural beauty of the undulating hills that form the backdrop to the Site and the meandering channels of the nearby Brahmaputra River, TOWNLAND designed an unconventional Master Plan utilising naturally curved lines and spaces. A lifestyle celebrating outdoor living formed the starting point for the Urban Design and Architecture concept. A strong visual and practical connection between indoor and outdoor spaces is consistently applied to all building typologies. The design of pedestrian only accessible plazas, parks and green corridors connecting all major buildings and precincts creates an eco-friendly and less vehicle dominated way of living for its future residents and visitors. Situated within walking distance of everybody’s home, at the core of the residential precinct, lies a large tear-drop shaped park and water body forming the central green lung and recreational space for all residents to enjoy. Through the use of curved roads, staggered building alignments, low density development and generously planned green spaces, TOWNLAND has been able to bring an old-world charm and refinement to the Development that is rarely seen in modern townships in India today.
