Project Description

TOWNLAND was responsible for obtaining a series of S16 Planning Approvals for the proposed Dedicated Premises for the School of Hotel and Tourism Management (“SHTM”) of the Hong Kong Polytechnic University at 17 Science Museum Road, Tsim Sha Tsui, Kowloon.

The Subject Site is located within the prime tourism area of Tsim Sha Tsui on an approx 4,000m2 Site. The proposed development includes a tower of 24 storeys with uses including a Teaching Hotel, Teaching Facilities and Staff Quarters. Communal / Roof Gardens were provided on the 5/F-6/F and 23/F-24/F with pedestrian connections to the adjacent footbridge system with linkages to The PolyU Main Campus and the Cross-harbour bus stops. The proposed development provided an opportunity for a teaching hotel in a prime tourist node near key infrastructure as well as to redevelop the existing staff quarters on the Site to provide an environmentally sustainable scheme.

Given the proximity of the Site to the Cross Harbour Tunnel, air quality and traffic noise were major constraints that were mitigated in design. A Traffic Impact Assessment and Tree Survey and Tree Assessment were also prepared to demonstrate that the development would be appropriate to the surrounding context.
