Project Description

TOWNLAND was commissioned to prepare a Master plan for a project transforming a 1,416 ha Site in the vicinity of Ludhiana, Punjab into a comprehensive “Aerotropolis”. This Master Plan includes a new Airport, an Industrial and Logistics Zone, an IT Hub, an Institutional Zone and complementary Township Development providing quality housing for people from all social strata and modern supporting facilities including state-of-the-art Educational and Medical Institutions, a comprehensive Shopping and Leisure Centre and a Theme Park.

To distinguish Aerotropolis from other Township developments within Punjab, the Master Plan takes full advantage of the spatial qualities of suburban working and living in combination with the availability of all services and amenities a modern lifestyle requires. The Aerotropolis is predominantly characterized by its landmark Town Centre development, signature low-rise developments, and its ample open green space and man-made water bodies. The Master Plan provides Aerotropolis with a strong spatial hierarchy in its land uses, road system and building pattern. The core area of Aerotropolis is designated as the central commercial and institutional Town Centre, within easy reach from anywhere within the Township. This central core area is strengthened by the strong visual connectivity of its landmark buildings via long vistas to the Airport and to the Arc Park that is located centrally within the Town Centre. The Industrial & Logistics Zone and IT Park corridor are located conveniently adjacent to the International Airport within the western portion of the Site. The central and eastern portions of the Site are predominantly residential.

TOWNLAND’s objective for Aerotropolis is to generate a unique and striking landmark Development that represents a critical next step in the transformation of the Punjab Region within India.
