Project Description
TOWNLAND was commissioned by Matahari Land to prepare a Preliminary Conceptual Master Plan for ±8ha of land in Haurpugur, Rancaekek, Bandung Regency. The Site is situated in a rural area, 20 kilometers to the southeast of the Bandung City Centre. A local train network traverses the southern Site boundary – with Haurpugur Station directly adjacent to the Site.
The Master Plan envisages the Haurpugur Transit Village as a transit-based Residential Development with a pedestrian friendly environment and easy connections to the Train Station, integrated with a Commercial Centre and a Park-and-Ride Facility. Public-private zoning dissects the Site into two segments; the south area next to the railway which is zoned for public mixed-use commercial development, and the northern area which is zoned for landed private residential development. Both zones are seamlessly interconnected through the Site’s open space network, which promotes a sustainable lifestyle by integrating the upcycled materials in the public parks; providing various waste collection points in strategic locations throughout the Site; as well as by implementing Water Sensitive Urban Design principles through rainwater collection from various water bodies surrounding the Site.
A plot of land adjacent to the Station is already reserved by KAI Properti (Indonesia Train Company) to be developed as an integrated Transit Hub which will enable commercial tenants to receive goods by train. Similar to a toll rest area concept, the Transit Hub invites train passangers to take a rest from their journey, to stroll around and enjoy the serene ambiance amidst the surrounding paddyfields. The Transit Hub is complemented by Retail, F&B, Recreation and Sports facilities and will be the first TOD in Greater Bandung.
