Project Description

TOWNLAND was commissioned by MAS Group to prepare a Layout Plan for ±16.2 ha of land in Seion @Cibubur, Bogor Regency. Rooted in Japanese philosophy and way of life, the word Seion reflects the pursuit of harmony between people, community and nature. Inspired by this spirit, Seion @Cibubur is envisioned as “Harmonious Living by the Serene Water,” where daily life unfolds alongside natural elements and meaningful human connections.

The Estate adopts a Green Neighbourhood Strategy guided by Japanese-inspired principles: Sustainability Practices, Walkable Neighbourhoods, Water Environments, Health & Wellbeing and Community Harmony. These principles are translated into a thoughtful spatial structure supported by landscape-driven planning and design.

Residential areas are organized into three compact housing clusters, complemented by Boulevard Housing along the main road and lakefront park. A small creek connects to the lake and defines the cluster boundaries. The Estate is enriched with curated commercial and communal destinations such as the Kuromon Fresh Market, the Kawaramachi Riverside Retail & Culinary Strip, the Shizuku Lakefront Destination Restaurant, the Ogawa Promenade and the Central Clubhouse. Various open space areas act as social meeting points and a host of outdoor venues are provided including the Shizuku Lake Garden, Kawa no Michi and Wano Mori Thematic Parks, Shinrin-yoku Forest Bathing Trail and Koigawa Stream with the iconic Tsuki Bridge, which together create immersive experiences rooted in Japanese nature and culture. Seion @Cibubur is not merely a place to live, but is a sanctuary where serenity shapes everyday life and harmony becomes a shared way of being.
