Semarang’s New Oasis | May 2019

TOWNLAND was appointed to prepare a Conceptual Master Plan for the +/-15 ha extension of the Payon Amartha Development in Semarang, Central Java, Indonesia.  Previously TOWNLAND had planned the original Site of +/-8 ha, which is partially built, and the appointment for planning the extension underscores the excellent relationship with our Clients, who recognize and value that designs by TOWNLAND are of high quality, creative and suitable to the local context and conditions.

The Payon Amartha Extension Site features complex and challenging topographic Site conditions, which together with its strategic location provides an opportunity to create an attractive destination to capture industrial executive and young families markets who are looking for a vibrant, livable and accessible residential area that is supported by social and entertainment facilities.

To achieve this, TOWNLAND applied a three-pronged approach in planning for successful development of the Site: including unique space making for branding, maximization of Site features, and creation of a mix of development products suitable to the local market.  The result is a Plan that features a centrepiece Public Park incorporating an iconic waterfall, as well as an open lawn that offers views across the City of Semarang towards the Ocean.  The Park serves the adjacent residential clusters and functions as a spill-over space for the Clubhouse/Wedding Venue as well. On the steep northern slopes of the Site, a Waterpark is proposed. To the south of the Site, at its highest point, a relatively dense Apartment parcel has been created – maximizing views for future residents, while not obstructing views for the rest of the Development. The Plan further allocates an International School, Traditional Shophouses, a Boutique Hotel and an Outdoor F&B Centre.
