Project Description
TOWNLAND was appointed to Master Plan a large scale (400,000 sqm) residential development on the outskirts of Rajarhat, Kolkata. The Client requested a mix of high rise apartment towers, semi-detached villas and retail, focusing on an iconic Urban Design to appeal to a wide range of buyers. The most prominent feature chosen for the project is the organically shaped curvilinear building form and dynamic skyline with a stepped roofscape with community gardens for its residents. This distinctive design choice not only gives a unique character to the project, it helps to visually break down the large volume of the 15 apartment towers to a more human scale.
The visual impact of the 4 storey car park podiums on it surrounding open space and creating direct pedestrian connectivity between the gardens at podium and ground level was another challenge. It inspired the solution of creating multiple cascading, hanging gardens, with pedestrian friendly, sloped and stepped gardens with lush vegetation at multiple, prominent locations.
The third important Urban Design element, is the oval shaped retail building with sunken park and retention pond at the heart of the development and the community. With the project site cut in two by an existing public road, the placement of the park and retail on either side of the road, helps to visually unite the project. A pedestrian underpass provides a practical seamless connection between the two sides.
