Project Description

TOWNLAND was commissioned by PT Persada Jaya Artha to prepare a Conceptual Master Plan for ±40.6 ha of land located in Babelan, Bekasi Regency, West Java. The Site is an extension of the ±200 ha Villa Gading Harapan development and will deliver higher-quality residential housing while establishing an elevated brand image as a separate, yet integrated, entity from the existing subsidised housing development in Villa Gading Harapan. A well-designed circulation arrangement connects across the development ensuring ease of mobility for residents and visitors.

Designed as an eco-friendly Development area, Babelan Green Village is divided into fourteen residential clusters and incorporates commercial and supporting facilities. These are interconnected via a green-blue network which connects attractive and accessible public open spaces to foster community interaction and to promote a healthy and active lifestyle. As the Site is prone to flooding risk, a Flood Mitigation Study has been conducted and mitigation measures are incorporated into the design. Green and sustainable concepts are implemented as part of the flood mitigation strategy and include the widening of drainage channels, the allocation of long soak ponds in various areas and the use of porous pavement surfaces, including the application of water sensitive urban design by creating rain gardens and retention lakes.
