Project Description

TOWNLAND was commissioned by PT. Pakuan to undertake Preliminary Conceptual Master Planning for ±70ha of existing Golf Course and unused Hotel Complex.

The Site has a quality environment with mature trees and is next to the Sawangan Lake. It is envisioned to be developed as an integrated mid-to-mid-low rise Residential Development. Spread across 9 clusters and with a Neighbourhood Park nestled inside each cluster, the Development will comprise of 2,295 landed housing units, which will accommodate approximately 9,180 residents. The Site features a reshaped natural water body and a collection of existing trees at its centre, creating an instant high quality open space, which serves as an integrated  green network connecting all clusters. This approach facilitates an active and animated Public Realm that connects people’s homes to the surrounding public, commercial and entertainment facilities.

The Residential Development will be supported by Commercial facilities (Retail and 89 units of Shop Houses), Public facilities, including an International School and a Clubhouse that serves all clusters. A 2.2ha apartment complex provides approximately 3,750 dwellings. A future connection to Jl.Raya Parung–Ciputat and proximity to a future toll road greatly improve the Site’s regional accessibility and development land value.

The first phase of the Development will be a Waterfront Family Entertainment Destination to boost the image and brand the Development.  It occupies 17.3ha of land in the northernmost part of the Site, capitalizing on the presence of the surrounding lake and creating an attractive active outdoor waterfront Entertainment Destination. The area will accommodate a range of dining facilities, a watersports area, fishing decks, go-kart racing, horseback riding and other activities to attract and entertain visitors.
