Large Scale Harbourfront Comprehensive Development Area in Hong Kong

TOWNLAND was commissioned by a Consortium of Hong Kong’s Leading Private Developers including Henderson, Sun Hung Kei, New World, Swire, Hang Lung, Chinachem, etc. to enter into the Design Competition for their “Comprehensive Development Area” (“CDA”) comprising a Harbourfront Site in Yau Tong Bay.

The 8ha Harbourfront Site is presently occupied by obsolete industrial buildings/activities. Yau Tong Bay development is an integral part of the overall development plan for East Kowloon and indeed Victoria Harbour as a whole. Being one of the few remaining large scale Harbourfront development projects in Hong Kong, TOWNLAND have paid due regard to the visual quality, environmental sensitivity and social acceptability of the Schemes.

The Theme of “City Nautica” is adopted to preserve the collective memory of the Ship Building History in the area while attracting Sailing Boats travelling to Hong Kong. The proposed Scheme strictly adheres to the Harbour Planning Principles. It adopts a varied height profile along the Waterfront as well as staggered height profiles from front to back of the Bay. The creation of a number of visual corridors/breezeways mitigates any ‘wall effect’ and also allows views to the Harbour for visual receivers inland. Moreover, an extensive area of “public Realm” including a Public Watefront Promenade is proposed to bring the People to the Harbour and the Harbour to the People. Attention was also paid to the Greening of the Area. In addition to the traditional Horizontal Landscaping Belt, a Vertical Landscape Belt (Sky Garden on every 5 floors) is also proposed.
