Integrated Elderly Housing Development Project

TOWNLAND was commissioned by Hong Kong Housing Society (HKHS) to provide planning consultancy services for the Proposed Integrated Elderly Housing Development Project on the Subject Site.  The Project was endorsed by the Legislative Councilof Hong Kong, who considered that “The project is worthy of support from the perspective of promoting elderly care, as it provides integrated accommodation, health care and related support facilities for the elders under one roof.[LegCo Brief for the Proposed Elderly Housing Project at Tanner Hill (October 2008)]. The Project was also highlighted in the Chief Executive’s Policy Address 2009/10.

The two-stage project was completed with exemplary results. An Objection was lodged in June 2008 on behalf of the HKHS to the Proposed Amendments to the Draft North Point Outline Zoning Plan against (1) the demarcation of a 10m wide Wind Corridor within the ex-Tanner Hill Development Site; and (2) the stipulation of a maximum building height in respect of the Site.  Further to the decision of the Town Planning Board to partially uphold the Objection vis reduction of the width of the Wind Corridor from 10m to 8m, TOWNLAND was commissioned by HKHS again to submit a Section 16 Planning Application for a Minor Relaxation of the Building Height Restriction to facilitate implementation of the Development. Approval was granted by the Town Planning Board at end-2009 for an 8m (6.15%) relaxation of the 130mPD maximum Building Height Restriction and a 4m (10%) relaxation of the 40mPD Building Height Restriction at podium level.

TOWNLAND was responsible as Submitting Agent for planning and visual input, as well as co-ordination of the sub-consultancy Team and liaison between the Client, the Team and Government Departments.
