The purpose of this Study was to provide a background planning context for the proposed Comprehensive Development Area (CDA) associated with the MTR Tai Kok Tsui Station Site. The objective was to allow MTRC to reconsider the proposed develoment mix based on the acceptability of changes in relation to planning intentions and statutory planning provisions, as well as financial viability. The Study recommended alternative development mixes which would likely be more acceptable from a land use planning point of view.
