Townland were awarded FIRST PRIZE in a Design Competition which led to this Design Consolidation Project in respect of the planning and design of the Core Area (2,340 ha) of the Higher Education Park, Ningbo City, Zhejiang Province. The Area will accommodate businesses, Government, Institution and Community facilities, R&D facilities, offices and housing.

Several tasks were undertaken for this Project. First, the function and locational attributes of the Core Area within the Higher Education Park were developed based on Townland's award winning conceptual plan for the Area. Also, the land uses, development parameters, landscape features and the architectural style were proposed.

Second, transport planning was undertaken. Issues such as the connectivity of urban roads and the organization of vehicle and pedestrian flows were addressed.
Third, urban design guidelines were set out in order to provide standards in relation to, inter alia, the colour and texture of building materials, the architectural style, landscape features and building setbacks, as well as the open space criteria.

Fourth, demolition of old buildings and the juxtaposition with new developments were dealt with sensitively. Socio-economic interests were balanced with those of the environment.
